CO-OPS

How Ditmas Park co-ops work

In a co-op you buy shares in the corporation that owns the building, plus a proprietary lease for your apartment. The board has to approve you. That is normal in Brooklyn, and it is why the timeline is longer than a condo.

Board approval

Expect financials, reference letters, and an interview. Buildings differ on down payment, debt-to-income, and whether they allow pieds-à-terre or sublets. Read the house rules before you offer.

Maintenance and financing

Monthly maintenance funds the building. Lenders who know co-ops will ask for financials and minutes. Flip taxes, assessments, and underlying mortgages all show up in the numbers if you know where to look.
